4.2 Operating expenses. Tenant shall pay its Proportionate Share of Operating Expenses in excess of the Base Year 2025.

Amendment 2 (Mar 2025): the Base Year is 2027 and Tenant's Proportionate Share is 7.84%.

6.4 Renewal. Tenant may renew once for five years by written notice given not more than twelve nor less than nine months before expiration.

9.1 After-hours HVAC. Overtime HVAC is reimbursable by Tenant per Schedule D.

4.5 Controllable cost cap. Increases in Controllable Expenses are capped at five percent per year, non-cumulative.
